Cortona, just 20 minutes away, is a medieval 'hill town' above the Valdichiana in eastern Tuscany. It offers the best of traditional Tuscan lifestyle in a rural country setting and the conveniences of a small city.

This classic Etruscan hill town lies between Lago Trasimeno and the Appenine mountains. It is rich in archaeological wonders from the Etruscan, Medieval, Roman and Renaissance eras. During the summer, Cortona hosts numerous activities including festivals, art exhibitions, antique markets, and a number of gastronomic fairs.

If the tranquility and beauty of the surrounding area isn't enough, Villa Cuiano is a perfect base camp from which to explore Tuscany and Umbria. Lake Trasimeno - Italy's 4th largest - is only 20 minutes away with excellent swimming and water sports. The railway station is a similar distance - once on a train you can be in Florence in an hour or in Rome in two.

The nearest village is Mercatale di Cortona, with facilities including shops, bars, medical facilities, a restaurant and bank.

Villa Cuiano Back side

The house lies in extensive gardens and has a large, well-kept swimming pool. Furnished with tables and chairs, and equipped with a barbecue and oven, the garden is perfect for al fresco meals in the long summer months. Walkers and nature lovers can take advantage of the many tracks and paths that wind through the surrounding countryside, even strolling down to the Castello di Pierle - owned by the same family as the Villa, and one of Tuscany's most striking castles.

La Stalletta - Sleeps 4
Entered through a small stone-paved square, shaded during the day and sunny in the evening, and perfect for external dining. The kitchen is fully equipped and there are two bedrooms - one with a double bed, the other with two singles. Shower, bathroom, terrace with excellent views.

La Loggia and La Stalletta are adjacent, and can be linked to make a single apartment.

La Stalla - Sleeps 4
On the ground floor, this apartment has such a large living-room and kitchen that it is normally used as the main living and dining area by groups taking the entire villa. The bedrooms (one with double bed, the other with two singles) are also spacious and airy. The bathroom is large, and like the others in the villa, is easily accessible by wheelchair.

La Loggetta - Sleeps 2 to 3
This small apartment is ideal as a honeymoon suite, or for a couple with a young child. Access is by an external staircase leading to a small terrace. There is a large living room with stone fireplace, a well-equipped kitchen and a spacious double bedroom with bathroom.

La Cantina - Sleeps 2
Entered through a side garden, this small apartment is ideal for a couple. As well as the living room and kitchen, there is a large, roomy bedroom - perfectly cool and comfortable even during the hottest months of Summer. There is also a bathroom with tub.

Casa Luca sleeps 6

This house is 20 meters away from Villa Cuiano main building and shares the swimming pool.

Casa Luca has 2 double bed bedrooms on the first floor and another double bed bedrooms in the mansard. On the first floor there is the living/dining room with sofa, armchairs and a beautiful fireplace, attached to it a fully equipped kitchen and a bathroom.

Casa Luca has a big balcony with a fantastic view, that is perfect to eat al fresco and also a beautiful patio on the ground floor to have pleasant moment reading a book or making sunbath.

Restored Living Area in Tuscany Style

The house is completely cleaned with fresh towels, soap, bed linens and basic supplies.
Additional maid service during the week can be arranged at a minimal cost.
Additional services, such as private tours, dinners, wine or olive oil tasting, etc., can be pre arranged at the time of booking.

Our private, spacious garden may provide the perfect setting for celebratory event like wedding.
The living room, kitchen and some garden areas allow for art workshop professional meetings in a non-traditional setting.

Cook service is available for breakfast or dinner.

A portable cellular phone is available upon request. Usage is pre-paid on arrival. Initial amounts normally either 26 Euro or 52 Euro. If you exhaust this amount, the property owner will show you how and where to recharge it. No rental fee for this type of unit may also be charged.

Villa Cuiano provides a truly memorable setting for all types of events such as weddings, renewal of vows, baptisms and birthdays. The garden may accommodate up to 60 seated guests. The little restaurant room facility accommodates up to 20 seated guests. The gardens and panoramic views provide a natural colourful backdrop so that for most occasions no additional decorating is necessary.

Reservation Form:
Please note that you must pay 20% of the villa rental to secure your booking. The balance is due 6 weeks before your rental starts.
The reservation will be confirmed by e-mail or fax, with a voucher that you must present when you check in.

Payment:
You can pay by wire bank transfer or by check.

Security Deposit
A fully refundable security deposit of ? 300 must be paid upon arrival at Villa Cuiano.
Any damages to the property grounds (including parking area, gardens, pool, bbq area), exterior structures and all interiors must be presented to the manager of Villa Cuiano so that the damage assessment and compensation may be determined.
Property damages that exceed the security deposit must be paid by the guest immediately.

Cancellation Charges
Reservation cancellations must be received in writing.
The days for canceling reservations are calculated as of the date Villa Cuiano receives the written cancellation (also by fax). The list of charges are detailed below:
more than 30 days prior to the arrival date ? the entire deposit
30-20 days prior to the arrival date ? 50% of the total cost
20-10 days prior to the arrival date ? 80% of the total cost
10 days or less prior to the arrival date ? 100% of the total cost.

Insurance
Guests are strongly advised to purchase travelers insurance including medical, theft and trip cancellation policies.
