Inchgrove House is a 5 storey Georgian Town House which has been fully restored into a luxurious Bed and Breakfast, with fine and elegant en-suite rooms.
It is located in the heart of Edinburgh, just 250 yards from Princes Street, the architectural, historic and cultural hub of the city. The house has a mixture of wide double, twin and four-post beds - all with traditional bed-hangings. The en-suite bathrooms each have a bath, shower and shaver point. All rooms have hair-dryers provided. The house has full central heating, and all rooms have colour TV and hospitality tray. Wireless internet is available free of charge throughout the house for laptop users.
Breakfast is served around one big convivial table where everybody joins in the exchange of conversation and information -unless you want to hide behind the complimentary newspaper.
The choice starts with fresh fruit, juice, cereals (including porridge, of course) and yoghurt, followed by the BIG SCOTTISH BREAKFAST - any combination of bacon, eggs, sausages, tomatoes, mushrooms, black pudding, haggis and cloutie dumpling. Kippers, smoked haddock, or smoked salmon with scrambled eggs are also on offer. We use Crombie's sausages and free range egges which are delivered to us direct from Coldstream in the Scottish Borders. We grind our own coffee every morning. Don't worry though, we also offer a good range of options for vegetarians.
Inchgrove House offers you the opportunity to enjoy a real Georgian House, great friendliness and service, all in a location yards away from the most famous and spectacular view in Scotland - Edinburgh Castle and the Old Town on the Castle Rock, seen from Princes Street.

1) We specialise in the big Scottish cooked breakfast, but if anyone in your party has special dietary requirements please let us know. Similarly, if anyone has mobility problems we are delighted to offer assistance when needed.
2) Smoking is now banned by law throughout the UK and Ireland, in all enclosed public spaces including airports, railway stations, hotels, restaurants, cafes, bars, retail shops, and on public transport. Inchgrove House has had a smoke-free policy since it first opened for business.
3) Inchgrove House dates from 1824 and is a Grade-A Listed Building, sited in a World Heritage conservation area (New Town). Commercial signage is not permitted on the exterior. There is a large brass numeral (Number 8) on the wall next to the door. There is an electric bell.
4) Forres is the name of a small town in the North-East of Scotland. Please note that there is another street in Edinburgh with a similar name - Forrest Road. It is about a mile away from Forres Street, but is much better known, as it used to be the way to the city's main hospital: the Royal Infirmary, Lauriston Place (now disused). Visitors are advised to check with their driver or guide that he/she understands that your destination is 8 Forres Street.

(Plane/Train):
We are located very near to the centre of Edinburgh. Forres Street is in the Georgian New Town area, 250 yards due north of Princes Street (West End), the cultural, architectural and shopping hub of Edinburgh. A free map is available from multimap.com. Scheduled bus services from Edinburgh Airport (6 miles) will stop on request in Shandwick Place and Princes Street , leaving a short walk to Forres Street via Charlotte Square. The airport bus service offers good value at £3 single or £5 return. Taxis usually cost around £15-18 one way (maximum 5 persons - restricted luggage space). We can arrange pick-ups for larger parties from £25. Inchgrove House is 15-20 minutes on foot from Waverley railway station (East End of Princes Street), but taxis are readily available inside the station concourse, or at on-street ranks in South St David Street and Hanover Street, which are 2 minutes' walk from the station. Waverley Bridge is also the city centre terminus for Airport buses, and for most City Tour buses. It is also possible to alight at Haymarket railway station, which is equidistant from Forres Street, but the platforms there can only be reached via steps.

(By Car):
Drivers should be aware that Forres Street is closed to vehicles at St Colme Street/Queen Street. Access is via Heriot Row, Darnaway Street and Moray Place (1st left). Visitors arriving by car from the south or west [M74/A702, A68, A1 & M8] should follow signs to the city centre (Princes Street), and from there to Queen Street, Queen Street Gardens, and Heriot Row. Visitors coming from Stirling [M9, then A8 to Gogar roundabout and Barnton roundabout], and the Forth Road Bridge [M90/A9], should follow signs for Edinburgh city centre, and join the Queensferry Road at the Barnton roundabout. Follow this road straight into the city centre, cross the Dean Bridge (note large church on right at bridge), then turn 1st left into Randolph Crescent, left again, then 1st right in Ainslie Place into St Colme Street/Queen Street. Forres Street is 1st on your left, but is closed at this end; take 3rd left for Heriot Row, then as above.
