ge. Cooksville is a small, rural community of 35 houses that has a rich history. It is surrounded by rolling farmland and located on the Badfish Creek. Much of the surrounding land was once owned by famous statesman Daniel Webster. The farmhouse is set within a lovely ten-acre restored prairie crisscrossed by paths for walks beside the spring-fed spring in the summer and snow shoeing in the winter. The prairie is fringed by pastures that house our neighbors’ sheep, horses, or cows, depending on the season. Enjoy the quiet, rustic, family-friendly atmosphere of the farmhouse which has a soapstone wood stove and massive free standing fireplace to keep guests cozy when the snow flies, a large deck and stone patio area with sheltered table and chairs for barbecues and outdoor meals in warm weather, as well as great views of the prairie and sunsets.
Vacation Rental Property
The Master Suite is located on the first floor. This light and airy bedroom has a private bath with jetted tub, walk in closet, and a king size bed.
The Prairie Suite is on the second floor of the farmhouse and is well suited for families with children. It includes 3 bedrooms and a shared bath with tub and shower. The Cone Flower Room has a queen size bed. The Compass Plant Room has 3 twin beds and a twin trundle. The Blue Stem Room has 2 twin beds as well as an extra twin mattress that can be pulled out. These 3 rooms are part of the original 1845 house and have the old fir plank floors and exposed, hand hewn timbers.
In addition to the 4 bedrooms there is a double sized futon in the game room and a queen hide-a-bed in the fireplace room.
Guests are welcome to use the kitchen facilities which include oven, stove, microwave, refrigerator, dishwasher, toaster, cooking utensils, pots and pans, baking dishes and service for 8.
There is a lending library of books in the sun room and upstairs.
The West RoomIn cold weather there will be fires in the fireplace and wood stove to enjoy. Central air conditioning and ceiling fans will help keep you cool in the summertime. Besides the dining room there are 2 sitting rooms with comfortable easy chairs, rockers and a hide-a-bed couch. The game room has a shuffleboard table as well as an electronic dart board and a card table for games.
Each rental reserves the entire house for you exclusively. $139 per night for one bedroom; $199 for two bedrooms, $249 for 3 bedrooms, and $299 for four bedrooms for up to 9 people. Add $20 per person per night for more than 9. Maximum 13.
Extended stays for the whole house are offered at a discounted rate of 15% off for 4 successive non-weekend nights (Sunday through Thursday). Add the weekend at the same rate.

Check in time is 3 p.m. and check out time is 11 a.m. There is a 2 night minimum stay required year round. We accept cash, personal check, credit card (Visa, MasterCard and Discover) and PayPal payments.
For short stays (1-3 nights) a required deposit of one night’s lodging to hold the reservation is due within 7 days of making a reservation. This deposit is refundable less a $25 processing fee if cancellation notice is given at least one week in advance of reservation date.
For extended stays of 4 or more nights, a required deposit of 50% of the total is due within 7 days of making a reservation. This deposit is refundable less a $25 processing fee if cancellation notice is given at least 30 days in advance of reservation date.
In the unlikely event that you must cancel with less than the required notice as outlined above, shorten your stay, or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your night(s), a full or partial refund may be made.
Sleeps & # of Bedrooms
9 people sleep comfortably in king, queen and twin beds. In addition there is a twin trundle, a twin mattress on the floor, a full size futon and a queen size hide-a-bed. Maximum occupancy is 13. There are 2 1/2 baths.
There is a TV with DVD player, CD player, fully equipped kitchen, 2 bath tubs with showers, a woodstove, a stone fireplace, large deck, fenced in yard with swings.
Policies & Restrictions
Ours is a smoke free B&B.
Pets: There is no charge for use of our garage kennel(unheated) with access to the fenced yard, but we would appreciate advance notice if you plan to use our kennel. No pets inside the house.
Dogs must be leashed outside the kennel/yard. Cats must be caged for their own protection. No pets are allowed inside the house. Dogs must wear registration and rabies shots tags.
There is also Sunshine Kennels just down the road from us with heated kennels and an inside play area.

We charge by the number of bedrooms used. Rates are per night. Sales tax of 5.5% is extra.
