A warm and friendly welcome awaits you at Ashleigh House, an award-winning, family-run B&B just outside Waterford city. Hosts Phyllis and TJ will be delighted to help you plan your visit to Waterford and our family dogs, Kerry and Molly, look forward to meeting you.

Our comfortable guest accommodation comprises 6 en-suite rooms, all individually and tastefully decorated. A comfortable night's sleep is assured, and in the morning you can indulge in a mouth-watering breakfast chosen from our extensive menu of homecooked dishes.

Guests at Ashleigh House are welcome to relax with a cup of tea or coffee in our cosy TV lounge, enjoy the evening light in our sunroom or take a stroll round our mature gardens. From Rosslare and N11 Coastal route from Dublin
Follow the N25 exiting at the 'Luffanny' roundabout onto the R711 This is the old route through the City.Turn left over the bridge stay in the left lane and left again after crossing the bridge. Stay along the river until the Tower Hotel the main route bears right at this point. Stay with the main flow of traffic R680 past McDonnells take away the 3rd level institute is on your right next is a selection of car sales showrooms, proceed to 'Butlerstown roundabout taking the second exit 800 metres on the left is 'Ashleigh'
Alternative route:
At the Luffanny round about take the second exit for Cork and continue to the Toll Bridge (?1.90 per car) 2kms after the toll booth you exit on to R710 continue to the Butlerstown round abou taking the Third exit .800 metres on the left is 'Ashleigh'

From Dublin Carlow Kilkenny
Take the R448 into the city Turn left over the bridge stay in the left lane and left again after crossing the bridge.

From Co's Kerry, & Cork
Take the N25 East exiting at the Carrick Road round about. Take the 3rd exit and proceed to the Kilmeadan village roundabout, take the 1st exit and proceed through village. Ashleigh is located on the right hand side of the R680 approx 3 Kms from Kilmeadan village. Should you miss us you can do an about turn at the Butlerstown roundabout and return the 800 metres.
