Rose Inn is the quintessential Country Inn, nestled among 10 acres of orchards and formal gardens in the heart of the Finger Lakes. The hallmark of the Rose Inn is our attention to detail in every facet of the guest experience. We want our guests to be comfortable - more comfortable than at home - and we want for our guests to feel the special nature of the Rose Inn. Our 20 guestrooms are furnished with period antiques,the finest of toiletries, large bath sheets, silky, velour lined robes, and the like. One of the most important aspects of sleeping away is a good bed and we provide the best from foundations to linens. Each bed is topped off with goose down to float you on a cloud — our guests sleep well! For an extra special stay, we offer deluxe rooms with Jacuzzi's and fireplaces.


The Carriage House was restored and turned into a rustic, yet elegant dining and meeting facility. The 1842 structure has a 50’ x 50’ ground floor with polished oak flooring covered with oriental carpets. The original interior barn siding and the hand hewn chestnut beams make an inviting environment that is available for conferences or receptions, as well as banquet style dinners. The Carriage House is open to the public Tuesday through Saturday nights as a non-smoking restaurant with an eclectic seasonal menu and the best of local jazz talent on Friday and Saturday nights. Weddings and banquets are hosted throughout the year, with the extensive formal gardens used for outdoor summer weddings and receptions.

Policies & Restrictions

Smoking: For the enjoyment of all our guests, the Inn maintains a strict no smoking environment throughout.

Children: Due to the structure of our old building, the antiques throughout, and our location, we have no facilities for children under the age of 10. Most of our guests choose the Inn to enjoy a quiet respite from the hectic pace of everyday life.

Pets: We are sorry but your favorite pets are not welcome. Arrangements can be made at a nearby kennel.

Payment: Cash, Check, Mastercard, or Visa only.

Check in time: Rooms will be available for check-in anytime after 3:00 P.M.

Check out time: Anytime by 11 AM.

Late Arrivals: We appreciate being informed in advance, if you plan to arrive after 11:00 P.M.

Cancellation Policy: Your prepayment is refundable with two weeks notice of cancellation, or shorter notice if your accommodations can be rebooked for your entire stay.

All cancellations are subject to a $25.00 cancellation fee.


The Rose Inn is located halfway between New York City and Niagara Falls, 10 miles north of Ithaca, NY on the east-side of Caguga Lake, and 9 minutes from the Ithaca Airport.

From Ithaca Airport: Right on Warren Road (away from Ithaca) 1.3 miles. Left on Hillcrest Road 1.5 miles to the end of the road. Right onto Triphammer Rd. (which joins Rt. 34.) North 4.4 miles on right.

From Rochester, Buffalo and Toronto: NYS Thruway Exit #41 (Waterloo), right at 414 S 3/10 mile to 318 E, turn left and go 4.2 miles to 5 & 20, turn left and go 2.1 miles to NY 90 S, turn right and go 28.8 miles to NY 34 South, turn right and go 6.9 miles. The inn will be on your left.

From Syracuse: Take Interstate 81 S approximately 30 miles to Exit 12 – sign says Homer-Cortland-Ithaca. Turn left at stoplight onto Rte 281 S (at the end of the exit). At third stoplight, turn right onto Rte. 222 W. Follow Rte 222 to Main St. in Groton (Rte. 38) and turn left (S) driving for one long block to Spring St. Turn right (W) and follow Spring St. out of Groton. It becomes Spring St. Extension; follow it to the end at town Line Road and turn left. Follow this road to the end at Rte. 34 (road comes to a "T") and turn right. The inn is the first property on the right on Rte 34 N.

From Binghamton, NYC, PA, CT: Take 17W through the Catskills to Binghamton. There 17W and I-81 will merge. Follow I-81N towards Syracuse. Follow I-81N 15 miles to Exit 8 (Whitney Point). Get onto NY 79W, which will take you to Ithaca. In downtown Ithaca, turn right onto Aurora St (1 mile) and follow it to Lincoln St. Turn right and go to "T'. Turn left onto Lake Street. Follow Lake Street and it will become Rte 34 N, as you pass under the Rte 13 overpass. Continue on 34N to "T" and stoplight (6 miles) in Lansing. Go right a mile till the road forks (34N and 34B part here) and keep to the left on 34N. The Inn is another 3.5 miles on the right hand side, just north of Munson Road.
